Going with the flow

Owner-occupiers and investors alike often look for the same things when it comes to choosing a property. Amongst many attributes on your list should be access to good transport corridors and residents of Everton Park have got it pretty sweet on that front.

Proximity to transport corridors will influence changes in supply and demand for your property and that’s what drives property prices.

In human-speak; the closer you are to major roads (but not too close) that get you to places like the city fast, the more your property will generally be worth. And Everton Park ticks all the boxes when it comes to offering a quality and varied transport corridor to its residents.

So what exactly is a transport corridor? It sounds like something originally uttered in a bureaucratic meeting (which it quite possibly was) but is simply land that contains transportation like highways, railroads, or canals (we wish, but we’re not in Europe, so let’s stop right there).

And let’s face it; most of us have places to go and things to do: like going to work and school, which necessitate the use of roads or public transport options. And we prefer to get there as quickly as possible …

Everton Park sits bang-in the middle of the Western Brisbane Transport Network Strategy, a vision to guide all levels of government in developing an integrated transport network that caters for walking, cycling, rail, bus, roads and freight.

Planning and work is well underway on a number of transport improvement projects that will specifically realise benefits for residents of Everton Park as well as for those planning on visiting Everton Park as a retail destination.

So with Government investment in the transport options servicing Everton Park, we anticipate a positive impact in supply and demand of housing. And we all know it is supply and demand that directly influences property prices.

With the Federal Government’s recent decision to increase petrol prices, it seems fair to say that the cost of using your car will increase. Accessibility to public transport just got that little bit more attractive for many.

Just as divided as the North-siders versus the South-siders is the bus versus train folk. For those train folk out there; don’t discount Everton Park. Increasingly service providers are working to improve the connectivity between bus and train services throughout Brisbane: Everton Park included, and depending on where you live, accessible train stations are a short walk, ride or drive away.

That said, the die-hard car users (and there are many for good reasons) will continue to need quality road options to get across and around this lovely city.

So the verdict is this: with major focus on improving Everton Park’s traffic flow in, around and through the area, we think the impact on property prices can only be good.

Everton Park: A retail destination.

Everton Park: A retail destination

$60 million is what it costs to build a new shopping complex these days. At least, that’s the price tag on the new Everton Park development that will see a Woolworths supermarket, a Masters Home Improvement centre, approximately 1,000 square meters of specialty retail, 800 square meters of commercial tenancies and 269 car spaces.

After lying dormant for more than two decades, the abandoned Woolworths distribution centre saw construction commence on the 7.5 hectare site in June this year, with completion scheduled for mid-2015.

This development is expected to generate 150 jobs during construction and 300 jobs once complete. And where there are jobs, people want to live close by. Probably why there’s a further application pending for 100 residential apartments.

Shopping centres in particular, represent a unique influence in the impact they have on housing prices. The benefits associated with close proximity to a variety of retail stores and restaurants are clear.

Everton Park: A retail destination

And with an increase of people to the area comes an increase in demand for housing. And demand (for housing) is an investor’s (or property owner’s) best friend.

It’s also the norm these days that both parents of families work, which places great pressure on free-time. Think grocery shopping, children’s sport, laundry, dry cleaning, house-keeping, lawn moving, new shoes, catching up with friends and what about date-night?

So families these days – and families in the Everton Park area in particular – stand to benefit from even greater choices when it comes to getting the things they need to maintain their busy lives, without having to leave the area.

So, what about the impacts on the current Everton Park retailers once transformation of this graffiti-covered, shabby, derelict site occurs?

Iconic local fruit and veg shop, Charlies is all for the development, with Charlie’s Fruit Market’s Michael Tabet saying the development would benefit local traders as it would bring people to the area.

But it’s not all rainbows and unicorns for this development, with objections coming from local retail giants stalling the development process and the obvious impact it will have on local traffic congestion.

The good news is that with the development now underway, the Department of Main Roads has approved an application for the upgrade and widening of local roads, which should see improved traffic flow at the already busy intersection of Stafford Road and South Pine Road, Everton Park.

As the saying goes, only three things matter when buying real estate: location, location, location. And despite some reservations about increased traffic to the area, we can only see good things coming from the development of this site; particularly Everton Park’s emerging status as prime residential location and one-stop retail destination.

Moving Goal Posts

The goal posts in real estate continually move. One month to the next, one week to the next.

September was the busiest month in sales with over 39 sales achieved in my office alone. Come the first of October the phone stopped. The enquiry level was greatly reduced. One week later interest rates rose by 0.25%. The phone is silent.

The combined reduction in the first home owners grant plus the interest rate rise has certainly cause a short term hiatus in the market. I believe that this will not effect the market place in the long term. Already as I (one week later) write this the phone is ringing. Buyer enquiry is returning to record levels.

Stock levels (i.e. houses on the market) are low, and demand is high.

Below are some helpful hints on everything you need to do berfore you move:

  • Plan your move from as early as possible. Consider also that the first and last days of the month are extra busy.
  • Consider having a garage sale to remove unwanted and unnecessary items.
  • Begin using up large supplies of frozen and canned goods
  • Have you moving company conduct a household goods survey in orcder to provide you with a written estimate as to cost.
  • Pre-arrange for the telephone and utilities to be connected at your new home for the day you move in. .
  • Have rugs and drapes that you are taking cleaned and arrange any alterations that may be required for them to fit into your new home. If you intend on doing your own packing, start collecting suitable containers around four to six weeks prior to your moving date. You can purchase specialised containers from most moving companies.
  • A Guide to Surviving Your Move
  • It can also be handy to collect packing materials such as: tissue paper, paper towels, newspaper, tape, scissors or a sharp knife, felt marker, notebook and pencil.
  • Set goals and deadlines to ensure that all packing is completed by moving day. You may want to pack one room per week. Attach a list of contents to each carton.
  • Pack a box for instant needs on arrival. Such as; cleaning equipment, dish towel, crockery, cutlery, coffee and tea, desired food and drinks, saucepans, toilet paper, toiletries, garbage bags, torch, tool kit.
  • Be on hand when the movers arrive or arrange for somebody to be there on your behalf. They will need to direct the movers and may need to sign documents on you behalf pertaining to costs.
  • When you arrive at the new house, ensure that the house is ready for occupancy prior to the removal van arriving.
  • Check all goods ask they are unloaded.
